Project Overview
Lawtech Group appointed AMA Scaffolding to provide specialist scaffolding support on a façade retention and cladding remediation scheme at 120–130 Oliver Road, a modern three-storey residential block in Waltham Forest.
Constructed in 2016, the property comprises six self-contained flats (three one-bedroom and three two-bedroom units). The building remained fully occupied during the programme, requiring careful planning and sensitive delivery.
The project involved re-cladding approximately 40m² of rainscreen façade, with a ground floor footprint of 150m² and a total building height of 9m.
Scope of Works
The works required the safe removal of combustible ACM rainscreen cladding and replacement with non-combustible alternatives, including upgraded insulation and breather membranes. AMA Scaffolding’s role was to provide full external access, designed to suit the building layout, residents’ needs, and complex site constraints.

- Removed: 4mm ACM rainscreen cladding, 150mm mineral wool insulation, Tyvek breather membrane
- Installed: 3mm Genius ALU flat rainscreen cladding, 150mm Rockwool Duo Slab insulation, Photonwrap A1 breather membrane
- Winter Gardens:
- Removed: 4mm ACM rainscreen cladding, Tyvek breather membrane, 120mm mineral wool infill
- Installed: 3mm Genius ALU flat rainscreen cladding, 50mm Rockwool Duo Slab insulation, Photonwrap A1 breather membrane
Site Considerations
The project site presented a number of access and logistical challenges:
- Maintaining Resident Access: Scaffolding had to be bridged over all entrances and exits, ensuring safe use by residents throughout the works.
- Restricted Storage Space: With limited on-site capacity, materials were stored off-site at Clarion-owned parking bays nearby. Containers were set up there, and materials were delivered to site on a just-in-time basis.
- Traffic & Pedestrian Management: A zebra crossing directly adjacent to the site required careful pre-construction planning. Scaffold was pulled back to allow clear visibility, and a Banksman was present throughout. Directional signage guided pedestrians safely, particularly during vehicle movements.
- School Proximity: With two schools located nearby, the area experienced high footfall during peak times. Deliveries were scheduled outside school hours (before 8.00–9.30am and after 3.00–4.00pm) to ensure safety and reduce disruption.
Challenges and Solutions
- Live Occupied Building: Residents remained in occupation throughout, requiring phased scaffold erection and strict safety protocols.
- Busy Residential Area: Careful delivery scheduling and a clear traffic management plan reduced risks to both residents and the wider public.
- Limited Space: The use of off-site storage and just-in-time delivery minimised congestion and maintained site efficiency.
Outcome
The remediation works at 120–130 Oliver Road were successfully completed within the five-month programme. All combustible cladding materials were replaced with high-performance, non-combustible systems, improving both fire safety and long-term building durability.
