Project Overview

AMA Scaffolding were appointed by Lawtech Group to provide comprehensive scaffolding support for a critical cladding remediation project at The Roundway in Haringey, London. This high-rise residential development, standing at seven storeys high, forms part of Clarion Housing Group’s ongoing programme to upgrade building safety and ensure compliance with updated fire safety regulations.

With Lawtech overseeing the design and build contract, AMA Scaffolding’s role was to deliver safe, flexible, and efficient access solutions to enable the smooth execution of remediation works on both the residential upper floors and the commercial unit at ground level.

Scope of Works

The scaffolding works were delivered across the full height of the building and had to account for multiple complexities:

  • Full external scaffolding to all elevations of the 7-storey structure, allowing for the safe removal and replacement of cladding materials.
  • Specialist access platforms to enable the removal and reinstatement of Argeton USA terracotta tiles while protecting the existing façade and ensuring minimal disruption to residents.
  • Loading bays and material hoists were installed to support the replacement of combustible materials, including timber cladding and timber decking.
  • Protection measures and clear access routes were maintained around the ground floor commercial unit, which remained open to the public during the works.

Challenges and Considerations

One of the core challenges for AMA Scaffolding was working within a live environment where residents remained in occupation and a ground-floor betting shop continued trading. Careful coordination with Lawtech, the project management team at Martin Arnold Ltd, and the commercial tenant ensured minimal disruption.

AMA’s access strategy was designed to accommodate tight space restrictions while maintaining full functionality for the contractor’s team and third-party suppliers. This required:

  • Out-of-hours work and phased scaffold builds
  • Frequent adaptations to suit changing project needs
  • Regular inspections and close safety management throughout

Collaborative Delivery

AMA Scaffolding maintained a close working relationship with Lawtech Group throughout the project, providing a responsive and adaptable service. As the remediation involved multiple façade systems and varying levels of access, AMA worked closely with the build team to adjust scaffold designs and support phased delivery targets.

Resident liaison was a critical element of this project. While Lawtech led the communication with tenants and business owners, AMA played a supporting role by scheduling deliveries and scaffold adjustments around the residents’ needs and the operational hours of the commercial unit.

Outcome

The project was completed to programme, and the building now benefits from modern, non-combustible cladding systems including Cedral Click by Marley and AliDeck aluminium balcony decking. AMA Scaffolding’s contribution provided a secure and efficient platform that enabled safe execution of all remediation tasks from start to finish.

Their involvement helped maintain project momentum, ensured high standards of site safety, and played a crucial role in delivering a successful outcome for Clarion Housing Group, Lawtech, and the residents of The Roundway.
