Exeter House in Dagenham is an eight-storey residential block that required major remediation works as part of a wider programme to improve the safety and compliance of high-rise housing. The Lawtech Group, a specialist contractor in cladding remediation across the UK, was appointed to lead the project. AMA Scaffolding was engaged to provide the specialist scaffolding solutions that made the works possible.
With cladding remediation projects, especially at high-rise levels, access and safety are the two defining challenges. Our role was to deliver a secure scaffolding system that gave the remediation teams full working access to every part of the building’s exterior while maintaining the highest standards of safety for residents, workers, and the public.
From the outset, we carried out a detailed site survey to understand the layout, access requirements, and safety risks involved in scaffolding an eight-storey structure. Our design provided complete perimeter access, with multiple lift levels and working platforms to ensure contractors could carry out cladding removal and replacement efficiently. Additional provisions such as loading bays and hoist points were integrated to support the safe movement of heavy materials and tools at height.
Working in a live residential environment added another layer of responsibility. The safety of Exeter House’s residents was central to our planning. We scheduled scaffold erection and adjustments to minimise disruption, and installed protective measures including debris netting, secure access controls, and exclusion zones to keep non-construction areas safe at all times.
Over the course of the works, our team remained actively involved, providing on-site support and making modifications as required. This adaptability was crucial, as remediation works often demand changes in access to match the contractor’s progress. Our flexible approach ensured that the Lawtech Group’s teams could move seamlessly from one phase of the project to the next without unnecessary delays.
By the end of the programme, Exeter House had undergone significant remediation improvements, with cladding works completed in line with the latest safety standards. AMA Scaffolding’s contribution gave the Lawtech Group the safe, reliable, and adaptable access solutions needed to deliver the project to a high standard.
