Roof-Level Access Scaffolding at Lancaster Gate Hotel, London

Location: Lancaster Gate, London, W2 3NA
Client: CGA Construction
Project duration: 12 weeks
Services: Independent access scaffolding, roof-level scaffold, 780mm DESA beams, scaffold inspections and design confirmation

AMA Scaffolding was appointed by CGA Construction to provide a specialist access scaffold at Lancaster Gate Hotel in London.

The scaffold was required to provide safe high-level access so contractors could carry out the renewal of lead flashing. With the work taking place on a building of considerable value, the scaffold arrangement needed to provide the necessary access while taking account of the property, the roof and the practical restrictions associated with working at height in central London.

Rather than erecting a conventional scaffold directly from ground level, our team installed an independent access scaffold erected from the roof using 780mm DESA beams.

Independent Access Scaffold Erected from Roof Level

The location of the work and the areas requiring access meant that a standard ground-based scaffold was not the appropriate solution for this project.

AMA Scaffolding therefore erected the independent access scaffold from roof level, using 780mm DESA beams to support the required scaffold arrangement.

This approach created the working access needed at high level while allowing the scaffold to be positioned specifically around the sections of the building where the lead flashing renewal was taking place.

Projects involving roof-mounted or supported scaffolding require careful consideration of how the scaffold will be positioned and supported. The arrangement therefore needed to be planned around the building, the required working areas and the loads associated with the scaffold.

Providing Access for Lead Flashing Renewal

The primary purpose of the scaffold was to allow contractors to renew lead flashing at high level.

Lead flashing is commonly installed around roof junctions and other vulnerable areas of a building to help prevent water penetration. Carrying out renewal work at this height requires suitable access that gives tradespeople a secure and practical position from which to complete the work.

Our scaffold provided the access platforms needed for the refurbishment team to reach these areas safely and carry out the lead work during the scheduled programme.

The scaffold will remain in place for a 12-week hire period, providing continued access while the high-level works are completed.

Scaffolding for a High-Value London Property

Lancaster Gate Hotel is a building of considerable value, making careful planning and installation particularly important.

Any scaffolding erected on or around a high-value property needs to be approached with consideration for both the work being undertaken and the existing building.

Our team planned the scaffold so that contractors could gain the access they needed without introducing unnecessary scaffolding around other areas of the property.

The roof-level solution also demonstrates how a scaffold can be adapted when the working area, building configuration or surrounding environment makes conventional access from ground level unsuitable.

Design Confirmation Issued by AMA Scaffolding

Due to the arrangement of the scaffold and its use of 780mm DESA beams, the proposed scaffold solution required appropriate technical consideration before work proceeded.

A design confirmation was issued by AMA Scaffolding, providing confirmation for the scaffold arrangement being used on the project.

This forms an important part of our approach to more complex scaffolding projects. Where a scaffold falls outside straightforward standard configurations or requires specialist components and support arrangements, the system must be properly considered before installation and use.

By addressing these requirements from the outset, we were able to provide CGA Construction with an access solution suited to both the building and the planned refurbishment works.

Scaffold Inspections Throughout the 12-Week Hire

AMA Scaffolding will also be responsible for carrying out the required scaffold inspections throughout the hire period.

Regular inspections help ensure that the scaffold remains suitable for continued use as work progresses.

With the scaffold expected to remain in position for approximately 12 weeks, our involvement continues beyond the initial erection. We will inspect the scaffold during the project and identify any issues requiring attention so that the access system can continue supporting the works.

This gives the client a single scaffolding contractor responsible for the erection and ongoing inspection of the scaffold throughout the programme.

Working With CGA Construction

Our client for the Lancaster Gate Hotel project is CGA Construction, a contractor experienced in delivering high-quality construction projects throughout London and the South East.

CGA Construction specialises in fit-outs and refurbishments, making suitable access particularly important when carrying out specialist work on existing and high-value properties.

For this project, AMA Scaffolding provided a scaffold solution specifically designed around the high-level lead flashing works rather than relying on a conventional access arrangement.

Close coordination between the scaffolding and construction teams has allowed the access requirements to be incorporated into the wider refurbishment programme.

The Result

AMA Scaffolding successfully erected an independent access scaffold from the roof of Lancaster Gate Hotel using 780mm DESA beams.

The scaffold provides contractors with the high-level access required to renew the property’s lead flashing and will remain in place throughout the planned 12-week hire period.

A design confirmation was issued by AMA Scaffolding, and our team will continue to carry out scaffold inspections during the project.

The Lancaster Gate Hotel project demonstrates our ability to develop practical scaffolding solutions for complex access requirements, particularly where conventional ground-level scaffolding is not suitable.
