Independent Access Scaffolding on Epping High Street

Location: High Street, Epping, CM16 4DA
Client: Elpim
Project duration: 6 weeks
Services: Independent access scaffolding, scaffold licence application, roofing access and remedial works

AMA Scaffolding was appointed by Elpim to provide an independent access scaffold above retail units in the heart of Epping High Street.

As an Epping-based scaffolding company, this was a particularly local project for our team, with the scaffold erected in the centre of our home town. The installation took place on a Sunday morning to help manage the challenges associated with working in a busy high street environment.

The scaffold was required to provide safe access for roofing and remedial works while taking account of the high level of pedestrian activity, the retail premises below and a nearby bus stop.

AMA Scaffolding also handled the scaffold licence application as part of the project.

Independent Scaffolding Above Retail Units

Independent scaffolding was selected for the project because it provided the strength, stability and flexibility required to work safely above the retail units.

Also commonly referred to as double scaffolding, an independent scaffold typically consists of two rows of standards. This creates a strong, stable structure that is largely self-supporting rather than relying heavily on the building itself.

This type of scaffold is particularly suitable for projects where reliable façade access is required or where the existing building structure needs to be treated carefully.

At Epping High Street, the scaffold provided a secure access system while minimising unnecessary interference with the existing façade.

Supporting Roofing and Remedial Works

The scaffold was required for a six-week programme of roofing and remedial works.

Independent scaffolding offers a versatile working platform for several types of external work, including:

  • Roofing repairs and maintenance
  • Façade access
  • External remedial works
  • Refurbishment projects
  • Restoration work
  • Brickwork and masonry repairs
  • General external maintenance

For this project, the system provided operatives with safe access to the areas requiring attention while creating secure working platforms at the necessary levels.

Because the scaffold was independently supported, it also provided an effective solution where the existing façade required additional care.

Protecting Sensitive Building Façades

One of the key considerations on the project was the nature of the existing building façade.

The works involved areas where façade retention and careful handling of the building fabric were important. A scaffold arrangement that reduced reliance on the existing structure was therefore particularly beneficial.

Independent scaffolding allowed AMA Scaffolding to create the required working access while limiting the extent to which the access system needed to depend upon the façade itself.

This made it well suited to the remedial and restoration elements of the project.

The versatility of independent scaffolding also meant the system could be adapted around the building layout and the specific access requirements of the roofing works.

Working Safely on a Busy Epping High Street

The central Epping location introduced additional logistical considerations.

The scaffold was erected above active retail units on a high street with significant pedestrian footfall. Ensuring that the installation could be completed safely while reducing disruption to the surrounding area was therefore a major consideration.

The team needed to take account of:

  • High levels of pedestrian movement
  • Access to surrounding shops and businesses
  • Passing road traffic
  • Deliveries and scaffold materials
  • The nearby bus stop
  • Safe working areas during erection
  • Public protection beneath and around the scaffold

Scheduling the erection for a Sunday morning helped reduce some of the pressures associated with carrying out scaffold works during the busiest periods of the week.

Scaffolding Erected Beside a Bus Stop

An additional challenge was the proximity of the scaffold to an existing bus stop.

Scaffolding in these types of locations requires careful planning because the installation must work alongside established public transport and pedestrian routes.

The scaffold arrangement needed to provide the necessary access for the project without creating unnecessary interference with people using the High Street.

Careful planning and controlled erection procedures allowed our team to complete the installation while managing the restricted working environment.

AMA Scaffolding Managed the Scaffold Licence

Because the scaffold occupied an area associated with the public highway, a scaffold licence was required.

AMA Scaffolding handled the scaffold licence application as part of the project.

Managing this process on behalf of the client helped ensure that the necessary permissions were addressed before the scaffold was erected.

For clients undertaking work in town centres, high streets and other areas where scaffolding may affect a pavement or highway, this can simplify the process considerably.

Our involvement therefore covered more than simply supplying and erecting the scaffold. We also helped manage the practical requirements associated with installing scaffolding in a busy public location.

Strong and Adaptable Independent Scaffolding

One of the main advantages of independent scaffolding is its adaptability.

The system can be configured around different building heights, elevations and project requirements while providing a strong structure with good load-bearing capability.

Secure working platforms, guardrails and appropriate safety measures provide contractors with dependable access when carrying out work at height.

For the Epping High Street project, these characteristics allowed us to provide a system suited to the combination of roofing work, remedial repairs and sensitive façade requirements.

A Six-Week Hire Period

The scaffold was supplied for a planned six-week duration.

Throughout this period, it provided the working access required for Elpim’s roofing and remedial programme while remaining positioned above the High Street retail units.

The scaffold arrangement gave contractors the ability to move safely between the required working areas without placing unnecessary demands on the existing building structure.

The Result

AMA Scaffolding successfully erected an independent access scaffold above retail premises in the heart of Epping High Street.

The project included:

  • Independent access scaffolding above retail units
  • Access for roofing and remedial works
  • A six-week scaffold duration
  • Scaffold erection in a high-footfall High Street location
  • Careful planning around a nearby bus stop
  • Scaffold licence application managed by AMA Scaffolding
  • A free-standing system suited to sensitive façade requirements
  • Secure access and working platforms for contractors

The project demonstrates AMA Scaffolding’s ability to provide practical access solutions in busy town-centre environments where public safety, existing businesses and sensitive building façades all need to be carefully considered.

For our team, it was also particularly satisfying to complete another project in the heart of our home town of Epping.
